Rental Terms & Conditions
These Rental Terms apply to all stays at properties operated by Mars Vacation Properties (“Host”, “we”, “us”).
They apply to reservations booked directly or through third-party platforms (Airbnb, Vrbo, etc.).
Important
By booking and/or occupying the property, the booking guest (“Guest”, “you”) agrees to these terms for themselves and all occupants/visitors.
1) Booking Guest & Eligibility
- Primary booking guest must be 21+ and present for the duration of the stay.
- Guest is responsible for all occupants and any visitors on the property.
2) Occupancy, Parties, and Events
- Maximum occupancy must be followed at all times.
- No parties or events. Excessive noise, gatherings, or unauthorized events may result in removal without refund.
- Quiet hours may be enforced for neighborhood respect.
3) Property Use & Safety
- Use of the home and grounds (including docks, shoreline, firepit, outdoor areas, and amenities) is at the Guest’s own risk.
- Children must be supervised around water, docks, and outdoor features.
- No illegal activity. Do not disable safety devices (smoke detectors, CO alarms, etc.).
4) Damages, Lost Items, and Charges
- Guest agrees to keep the property in good condition and report damage promptly.
- Guest may be responsible for repair/replacement costs for damages beyond normal wear.
- Host is not responsible for lost or stolen personal items.
5) Add-Ons and Optional Amenities
- Optional add-ons (such as pontoon boat or golf cart) may require additional rules and liability terms.
- Use of any add-on is voluntary and at the Guest’s own risk.
- Add-on rules/waivers (if applicable): Pontoon Rules & Waiver and Golf Cart Rules & Waiver.
6) Platform Policies & Conflicts
- Third-party platform policies (Airbnb/Vrbo) may apply to payment, cancellations, and platform-specific processes.
- If there is a conflict, the platform’s required policy governs the platform transaction, while these terms govern property use and conduct.
7) Limitation of Liability
- Guest assumes all risks of injury, illness, loss, or damage arising from staying at or using the property or amenities.
- To the fullest extent permitted by law, Guest agrees to release and hold harmless Host from claims arising from Guest/occupant/visitor use of the property.
8) Enforcement & Removal
- Violations may result in termination of stay, additional fees, and/or involvement of local authorities if necessary.
9) Governing Law
- These terms are governed by the laws of the State of Illinois (without regard to conflict of law rules).
